Compass Merges With Paragon Realtors as DFW Boutiques Face Pressure

Compass merged with Paragon Realtors this week, folding the Dallas-based independent boutique brokerage into the real estate conglomerate. Paragon, founded 26 years ago by Mike Miller, has closed over $260 million in real estate volume over the past year, and its 85 agents will join Compass, with 35 agents in Sherman, Texas, operating as the Paragon Group under Compass as broker of record and 40-45 agents working out of Compass's East Dallas office. The deal follows Compass's acquisitions of at least two other Dallas-headquartered independent brokerages in the past year, Rogers Healy and Associates and Bray Real Estate Group, which together with Paragon have brought 400 new agents under its umbrella in the metroplex. Compass opened in the Dallas-Fort Worth Metroplex in 2018 and now has about 600 real estate teams and over 1,650 agents there, according to Brian Pacholski, senior managing director of Compass DFW. Miller called the acquisition hybrid, since the Sherman office will still be operated by Paragon with the same staff and leadership, now powered by Compass, and said he chose Compass over Corcoran after beginning his search for partnership options in February.

CRMLS Rejects Compass Demands, Plans Legal Defense Fund

California Regional Multiple Listing Service has rejected Compass, Inc.'s September 8, 2026, letter demanding that CRMLS not enforce rules governing the submission of properties listed for sale for cooperation. CRMLS said its Rule 7.9 already permits a seller to authorize full public marketing and advertising of a property without submitting it to the MLS for cooperation, satisfying Compass's request for Office Exclusive listings. The MLS characterized Compass's push to control access to its listing information on a pay-to-play model as free riding that could weaken the MLS over time and erode consumer and professional trust. In response to Compass's threats of litigation, CRMLS said it aims to establish an MLS Cooperation Legal Defense Fund, intended to be supported by organizations and groups concerned with consumer transparency, equal listing access, and open competition, including legal-action programs, consumer advocates, attorneys, other MLSs, associations, vendors, and portals. CRMLS, which serves more than 93,000 real estate professionals, said its full response appears in an open letter on its website, and that CEO Art Carter has written an op-ed on the dispute.

Coldwell Banker CEO Says Housing Market Is in a Soft Period as Mortgage Rates Cool Demand

Coldwell Banker Realty CEO Kamini Rangappan Lane said rising mortgage rates are weighing on housing activity as consumers react to higher borrowing costs, inflation and economic uncertainty. In a Thursday interview with CNBC's "Squawk on the Street," Lane said rates have climbed in recent months and stand above their levels of a year ago and six months ago, though they remain near 2023 levels, when about 4 million housing units traded, and she expects the market to trend toward a similar figure in 2026. She said housing starts and mortgage applications have been declining, declaring that "we are definitely in a soft period right now," with the average 30-year fixed mortgage rate reaching 7.12% for the week ending Sept. 18, total mortgage applications falling 1.5% and purchase applications declining 0.8%. Lane said more mortgages are now above 6% than below 3%, compared with the rates many homeowners secured during the COVID-19 period, and that some owners are still willing to move because they need to relocate or have found a home to buy, which can bring additional properties onto the market. Compass CEO Robert Reffkin recently said 42% of homes on the market had price cuts in September while national housing supply was up 4%, and Lane said, "Inventory is the problem right now."

Compass CEO Says 42% of US Homes Saw Price Cuts in September, Highest in Nearly a Decade

Compass CEO Robert Reffkin said 42% of U.S. homes on the market saw a price cut in September, the highest share in nearly a decade, warning that housing is no longer a single unified market. Speaking in a CNBC interview, Reffkin said sales of homes priced between $100,000 and $250,000 are down 10% while sales above $1 million are up 4%, a split he attributed to lower-end buyers' sensitivity to mortgage rates versus wealthier cash buyers benefiting from a strong stock market. He said supply is up 4% nationally and that mortgage rates are expected to reach 7% by year-end, which would bring inventory back to pre-pandemic levels. Overall transactions were down 2% month-over-month and down 1% year-over-year, while prices rose 1.6% year-over-year, which Reffkin called impressive given rates are 50 basis points higher than a year ago. Price cuts are most concentrated in Colorado and Texas, particularly Austin, while Chicago and New York see the fewest cuts due to low supply; the average 30-year fixed rate rose to 7.07% Thursday, its highest since May 2025, according to Mortgage News Daily, while Freddie Mac's weekly survey put the 30-year rate at 6.76%.

US Mortgage Rates Cross 7%, Highest in Over a Year, Compass Economist Says

US mortgage rates have climbed above 7%, their highest level in more than a year, Compass Chief Economist Mike Simonsen said on Market Domination. Simonsen said demand has measurably weakened over the past couple of months as rates marched toward 7%, after dipping briefly under 6% at the end of February before the Iran War started, which spurred reasonable year-over-year growth in the second quarter. Weekly pending sales data showed 4%, 5% and 6% growth in the second quarter, but rates began climbing again in the upper sixes, and in July, August and into September transaction volume dipped below that level, making the latest NAR number no surprise. He noted the market has been in a six and a quarter to seven and a quarter range for four years, with sales slowing notably when rates rise above it, and that the impact is uneven: home sales at the lowest price points are down most year over year, while sales at higher price points are still up. Simonsen said the 7% threshold carries both a psychological and a real impact, since every marginal dollar moves demand and higher rates push purchases out of reach.

Compass Q2 revenue beats estimates on strong luxury transactions

Adjusted EBITDA came in at $363 million, above the $331.6 million consensus, while adjusted EPS of $0.19 missed the $0.25 expectation. The company guided third-quarter revenue to $3.95 billion at the midpoint, ahead of the $3.74 billion analyst estimate, and EBITDA guidance of $290 million also exceeded expectations. CEO Robert Reffkin highlighted roughly 1,000 basis points of outperformance versus the broader market, driven by high-value transactions in regions like the Bay Area. Real estate stocks eke out gains in June, post solid returns in four months of H1 2026

Real estate stocks closed the first half of 2026 with gains in four of the six months, eking out a positive June despite a hawkish Federal Reserve. The S&P 500 Real Estate Index Sector rose 0.23% month-over-month to 279.69 points, while the State Street Real Estate Select Sector SPDR ETF added 0.09% to $44.03. The Dow Jones REIT Indx Equity REIT Total Return Index advanced 1.48%, and the FTSE Nareit All Equity REITs index gained 0.81%. Office REITs and Health Care REITs were the biggest beneficiaries among subsectors, but losses in Specialized REITs and Industrial REITs weighed on overall returns. The benchmark 10-Year Treasury yield ended flat at 4.47%, easing fiscal concerns that had driven borrowing costs higher in May. Among large-cap stocks, data center REITs led weekly losers, with Iron Mountain down 10.61%, Digital Realty Trust off 9.95%, and Equinix falling 7.87%, reflecting public anxiety over electricity grid strains from AI data centers. American Healthcare REIT topped the gainers, up 8.09%, after Citi upgraded the stock to Buy. In midcaps, Compass rose 14.21% after management met with Oppenheimer, which maintained a Buy rating, while data center REIT Fermi fell 8.41%. Small-cap decliners were led by mortgage REITs Redwood Trust and Apollo Commercial Real Estate Finance, the latter downgraded by BTIG on expected book value erosion from asset sales. Newly appointed Fed Chair Kevin Warsh's hawkish comments fueled speculation that rate hikes could return, pressuring mortgage REITs near-term but potentially benefiting them from wider spreads over time.

Zillow antitrust hearing draws fiery testimony from MRED and Compass CEOs

Compass CEO Robert Reffkin and Midwest Real Estate Data CEO Rebecca Jensen delivered heated testimony in Chicago federal court on Thursday, slamming Zillow's antitrust claims over private real estate listings. Jensen said she was 'disgusted' by Zillow's justification for blocking previously private listings from its platform, and testified that MRED acted unilaterally to cut Zillow's data feed after a year of warnings that its listing bans violated MLS rules built from a 2008 Department of Justice settlement. Reffkin accused Zillow of using historical Black discrimination to protect its power and profits, while defending Compass's private exclusives as a phased marketing strategy that leads to higher sale prices and faster contracts. Zillow's expert economist Lawrence Wu argued that the MRED-Compass agreement was a scheme to block Zillow's listing access standards nationwide, harming competition and consumers. Judge John J. Deutsche Bank and Barclays see buying opportunity in Compass after antitrust probe reports

Compass came under pressure after reports that the New York Attorney General's office is investigating the company's market position from an antitrust perspective. On June 4, Deutsche Bank said it believes the recent selloff presents a buying opportunity for investors who can look beyond near-term headline risks, noting there is no public statement from the New York Attorney General's office and it is unclear whether the matter could lead to a formal investigation or legal action. Deutsche Bank has a Buy rating on Compass with a price target of $13. Barclays also shared a similar view, saying it sees a buying opportunity with meaningful upside potential and maintaining an Overweight rating.
