Tris Rating says Bangkok floods deepen property woes as low-rise sales fall 16% in first half
Tris Rating assesses that flooding in Bangkok is adding pressure to an already weak housing market. On 30 September 2026, the Bangkok Metropolitan Administration announced that 21 of its 50 districts are no longer classified as flood-affected areas, after all 50 districts had been declared flood zones since 25 September 2026. However, flooding persists in eastern and low-lying areas such as Lat Krabang, Bang Kapi, Min Buri and Saphan Sung. Data from 21 rated property developers show that net sales of low-rise projects in the first half of 2026 fell 16% year on year to approximately 58 billion baht, reflecting continued weakening demand and likely prolonging the inventory clearance period and constraining cash recognition. Developers with projects concentrated in flood-affected areas and weak liquidity, such as PF, MK and KUN, will be more sensitive than others, while SA, NOBLE, PS, LALIN, SENA, ORI and LPN have moderate sensitivity. The overall credit impact remains manageable, with the main risk coming from slower sales and ownership transfers rather than damage to buildings themselves.

LALIN unveils Design for Life concept, designing homes for every generation
Lalin Property Public Company Limited, or LALIN, has launched its Design for Life concept to reshape modern homes to meet the needs of every generation. Managing Director Churat Chakornkul said changing consumer behaviour means a home must do more than provide shelter: it must also serve as a workplace, a learning space, a space for caring for the elderly, and a space for family activities. The concept develops Flexible and Multifunctional Spaces, such as a ground-floor multipurpose room that can be adapted into a workspace, classroom, or studio, while connecting the living area, dining area, and side garden together. At the same time, the company has applied Universal Design principles to ground-floor bedrooms, step-free areas, and wheelchair-accessible bathrooms to serve an ageing society. The concept is reflected in the Lalin The Prestige and Lanceo CRIB housing projects, French Colonial Series home designs offering four bedrooms with a ground-floor bedroom that supports Universal Design, while Lio applies the Flexible Space concept to townhomes in compact areas. Seven property stocks pay interim dividends before XD dates of 25-28 August
An analyst at Asia Plus Securities said 14 residential developers posted second-quarter 2026 normalised profit of 5.88 billion baht, recovering 75 percent from the previous quarter and rising 16 percent from the same period last year. This marks the first return to year-on-year growth in 12 quarters. Seven companies, namely SPALI, QH, LPN, SC, SIRI, PSH and LALIN, announced interim dividend payments for the first half of 2026, offering average yields of more than 2 to 3 percent, except PSH and QH, which average more than 1 percent. They will go ex-dividend this week between 25 and 28 August 2026. The analyst recommends a market-weight stance, selecting SC and SIRI as top picks to accumulate before the XD dates to capture dividends of around 3 percent, and expects second-half 2026 profit to be better than the first half, when normalised profit was 9.25 billion baht, up 9 percent from the same period last year. Meanwhile, AP pays dividends only once a year but offers a yield above 6 percent per year, and its profit is expected to stand out more in the second half of 2026.

Lalin Property reports Q2 profit up 30%, pays interim dividend
Lalin Property Public Company Limited reported second-quarter net profit for 2026 of 96.36 million baht, up more than 30% from the first quarter, with recognized revenue of 663.36 million baht, recovering about 10% from the previous quarter. Managing Director Churat Chakornkul said the overall property market has already passed its lowest point in the first half of the year and is likely to recover gradually during the rest of the year and into next year, provided no new negative factors add further pressure. The company's gross profit margin rose to 38.6%, above the industry average, while its debt-to-equity ratio stood at 0.83 times and its net debt-to-net equity ratio at 0.64 times, low compared with the property industry average. The company has already repaid debentures and bills of exchange that fell due with a combined value of more than 4 billion baht, and still has agreed support facilities from several partner commercial banks. The board of directors approved an interim dividend payment of 0.11 baht per share, with the record date for shareholders entitled to receive the dividend set for 31 August 2026 and the dividend payment date set for 11 September 2026. Compared with the current share price, that dividend rate represents a full-year dividend yield of about 6.1%.
