Asia Plus says Bangkok floods pressure short-term home transfers, top picks AP, SIRI, SC, CPN, WHA

Asia Plus Securities assesses that the heavy rainfall between September 25 and 27, 2026, which caused flooding in many areas of Bangkok and its vicinity, especially northern and eastern Bangkok, will pressure homebuyer confidence in the short term, particularly for low-rise projects in locations with a history of flooding, which may cause customers to delay their purchase decisions or ownership transfers. However, it sees the impact on the residential, shopping centre, and industrial estate property sectors as still limited, because the flooding came from heavy rain in only certain areas. For the rental group, CPN's shopping centres are spread across the country with a total of 44 locations, most of them in provincial cities, while its Bangkok centres are mainly in central city locations, were not damaged by the floods, and have good water management systems and connections to the electric train network, so the impact is expected to be very limited with a chance of quick recovery. The industrial estate group was barely affected, since most estates have water management systems in place, including flood barriers, retention ponds, and pumping stations. Asia Plus views that although this round of flooding may create negative sentiment for short-term investment, the situation still differs from 2011, which was severe and affected the industrial sector and the economy broadly, so it sees the impact on earnings forecasts as still limited. It maintains AP, SIRI, and SC as top picks in the residential group, based on product and location diversification, CPN in the rental group, and WHA in the industrial estate group.
AP.BK · Demand · Neutral Flooding may pressure short-term homebuyer confidence and delay transfers, but AP is maintained as a top pick on product/location diversification.
CPN.BK · Demand · Neutral CPN's Bangkok shopping centres were undamaged with good water management, so flood impact is expected to be very limited with quick recovery.
SC.BK · Demand · Neutral Flooding may delay low-rise home purchases/transfers, but SC is maintained as a top pick on product and location diversification.
WHA.BK · Supply · Neutral WHA's industrial estates were barely affected as most have flood barriers, retention ponds, and pumping stations, and it remains a top pick.
SIRI.BK · Demand · Neutral SIRI is named only as a top pick in the residential group amid flood-driven short-term pressure on homebuyer confidence.

Counting only low-rise residential projects, ownership transfers this year are expected at about 16 billion baht. Nattakit Sirirat, Deputy Managing Director of the Marketing and Innovation Line, said the overall property market has probably passed its lowest point, with ownership transfers in the third quarter of 2026 slowing slightly from government stimulus measures that had accelerated transfers earlier, and the fourth quarter of 2026 is expected to recover on the seasonal sales uptrend. The driver in the second half will be the launch of 19 new projects with a combined project value of about 17 billion baht, particularly between September and December, when 18 projects worth a combined 15 billion baht will be launched, along with eight new home series in 19 locations under the Live and Learn Home concept.

Asia Plus Securities issued an analysis recommending a buy on SC, or SC Asset Corporation, with a 2027 target price of 2.96 baht based on a PER of 7 times. It assesses that the low-rise housing market has passed its bottom and expects the fourth quarter of 2026 to be the peak of the year, driven by new project launches and aggressive marketing that will introduce 8 new home series across 19 locations covering 5 brands: Grand Bangkok Boulevard, Bangkok Boulevard Signature, Bangkok Boulevard, Venue ID, and The Pavilion, under the Live and Learn Home concept. The company aims to close sales on 19 detached house and townhome projects within this year, with remaining inventory currently no more than 1 billion baht, averaging 1-2 units per project, and has already closed sales on 4 projects, while the other 15 are in the process of being closed out. For first-half 2026 results, sales of low-rise products, the main offering, weakened 37% year-on-year to 4.87 billion baht, pulling total sales down 22% year-on-year to 7.53 billion baht, in contrast to condominiums, which recorded sales of 2.67 billion baht, up 39% year-on-year. In the second half, the company plans to launch 3 new low-rise projects worth a combined 2.85 billion baht, along with 2 new condominium projects totaling 25.5 billion baht, including Reference BAIE River Bang Pho, set to open on September 26-27, and an Ultra Luxury project on Rama IV at the end of the year. Asia Plus expects July-August 2026 presales from six property developers to reach 26.6 billion baht, picks AP, SC, SIRI

Asia Plus Securities estimates that presales in July-August 2026 for six property developers, namely AP, SPALI, SIRI, SC, ORI and LH, will come to about 26.6 billion baht, holding steady in the research house's view and close to the average for the first two months of the first quarter and second quarter of 2026, as new project launches during the period remained at a low level, mostly low-rise projects with a combined value of 15.9 billion baht, or only 28% of the 57 billion baht in new launch plans for the third quarter of 2026. Most of the launches came from AP, with a combined value of about 10 billion baht, making AP's presales the strongest in the group, estimated at 9.2 billion baht, while SIRI, ORI and SPALI were at a moderate level of about 4 to 6 billion baht. LH and SC are expected to post presales of about 2 billion baht. The research house expects sales-generating activity to pick up more in September 2026, the month with the highest new launch plans of the third quarter of 2026 at a combined value of about 41 billion baht. AP opened sales for Good Day More Bang Mod, worth 1.3 billion baht, on September 5-6, and is preparing to open presales for the Aspire Sathorn-Taksin project, worth 1.2 billion baht, on September 12-13. SIRI is preparing to launch The Monument Sathorn, worth 4 billion baht, and LH will hold the first viewing of the actual project, Wan Wela Na Chao Phraya, which has been completed and is due for handover in the fourth quarter of 2026. In the final week, September 26-27, Supalai Sense Pattaya, worth 1 billion baht, and SC's Reference BAIE River Bang Pho, worth 11 billion baht, will be launched. With more new launch plans and more aggressive marketing activity, this is expected to help lift September presales for many companies. A preliminary assessment puts presales for the six developers in the third quarter of 2026 as likely to recover from 40.8 billion baht in the second quarter of 2026, but still down from 44.5 billion baht in the third quarter of 2025. The research house maintains a market-weight stance on the residential development sector, amid a housing market that remains challenging, and therefore focuses on Selective Buy investments in stocks with product portfolios covering both low-rise and condominiums, new condo projects ready for handover in the second half of 2026 to help drive earnings, and share prices that still have upside. Its top picks are AP, SC and SIRI.
AP.BK · Demand · Positive AP's presales are estimated strongest in the group at 9.2 billion baht, driven by ~10 billion baht of new launches including Good Day More Bang Mod and Aspire Sathorn-Taksin.
SC.BK · Demand · Positive SC is slated to launch Reference BAIE River Bang Pho worth 11 billion baht in late September, which is expected to lift its presales.
LH.BK · Demand · Neutral LH is expected to post presales of only about 2 billion baht, though it will hold a first viewing of Wan Wela Na Chao Phraya due for Q4 2026 handover.
ORI.BK · Demand · Neutral ORI is grouped at a moderate presales level of about 4 to 6 billion baht with no company-specific launch detail given.
SPALI.BK · Demand · Neutral SPALI is at a moderate presales level of about 4 to 6 billion baht and will launch Supalai Sense Pattaya worth 1 billion baht in late September.

Asia Plus Securities, or ASPS, has unveiled an investment strategy to cope with volatility from the Middle East conflict, the trade war, and the technology war, recommending two main themes. The first theme consists of stocks expected to deliver profit growth both quarter-on-quarter and year-on-year, including IVL, PTTGC, BCP, TRUE, SCGP, DOHOME, PTTEP, ADVICE, SC, ADVANC, PTT, and MASTER. The second theme covers stocks with growing profits but lagging share prices, namely BCPG, AMATA, DELTA, and CRC. At the same time, ASPS has designated DELTA, BDMS, and CPALL as standout picks due to their safety from wartime conditions and lack of negative impact. The firm also recommends investing in foreign securities depositary receipts such as MICRON01 to capture strong earnings momentum from memory chip demand, and OIL03 to benefit from the US-Iran conflict boosting oil prices. Another noteworthy point is that since April 2026, the earnings per share estimate for the Thai stock market has been revised up by 3.8 percent, the second highest in the world, trailing only the Dow Jones index and bucking the trend of downward revisions in regional markets.

SC expects Q2 profit to surge 56% on condo transfers

Kasikorn Securities forecasts that SC Asset Corporation, or SC, will report a second-quarter 2026 profit of 652 million baht, up 56% from a year earlier and 442% from the previous quarter. The main driver is the start of ownership transfers for the COBE Ratchada–Rama 9 condo project, which has a project value of 7.0 billion baht and is 84% sold. This is coupled with a recovery in low-rise project sales following a major marketing campaign, pushing total revenue up 33% year-on-year and 114% quarter-on-quarter. Condo revenue will account for 50% of total revenue and carry a gross margin above 30%, lifting the overall gross margin by 0.7 percentage points from a year earlier and 1.7 percentage points from the prior quarter. First-half 2026 profit will represent 46% of Kasikorn Securities' full-year estimate. For the second half of 2026, performance will improve thanks to the launch of two large new condo projects: Reference Bay Riverfront Bang Pho, valued at 11 billion baht, and a project in the Rama 4 area valued at 14.5 billion baht, along with the gradual transfer of the condo backlog as planned and the introduction of eight new house models for existing low-rise projects. Kasikorn Securities maintains a buy rating and a mid-2027 target price of 2.44 baht, viewing the stock as still inexpensive with a 2026 price-to-earnings ratio of just 5.1 times and a dividend yield as high as 7.8%.
SC.BK · Demand · Positive Condo transfers and low-rise sales recovery drive profit surge.

Kasikorn Securities sees SET today in 1,635–1,660 range, supported by oil surge from Middle East conflict

Kasikorn Securities expects the SET Index to move today in a range of 1,635 to 1,660 points, supported by Brent crude oil prices breaking above 90 dollars per barrel amid ongoing tensions in the Middle East. This follows President Donald Trump lowering hopes for negotiations with Iran and the Houthis threatening shipping in the Red Sea. The short-term strategy recommends increased caution and waiting for pullbacks to buy stocks expected to deliver outstanding earnings and high dividend payout ratios. Top picks for today are PTTGC and SC. In addition, the Ministry of Finance is preparing to adjust TISA criteria to provide equal tax deduction benefits and open the way for investing in individual stocks, which is positive for the Thai capital market atmosphere in the medium term. Meanwhile, the government is preparing to push the BOI to IPO project to attract foreign technology companies to list on the Thai stock market, and the Eastern Economic Corridor Office is set to propose the EECiti project worth 72.042 billion baht in a public-private partnership format, which will be positive for industrial estate, construction, and utility sectors in the long term.
PTTGC.BK · Geopolitics · Positive Oil surge from Middle East conflict supports PTTGC as a petrochemical company benefiting from higher oil prices.
SC.BK · Demand · Positive SC Asset is a top pick for high dividend payout, and the overall market support from oil surge and positive policy changes benefits property stocks.
